Congrats Nyla from all of us!

Read through my past entries and I realised that I haven't been blogging about Nyla.
Last time I used to blog about her selaluuuuuuu man.
"Why Mommy? I'm not cute anymore eh?"

Been blogging so much about real estate.
So sorry peeps...and Nyla! Hehehe.

If you have been following my Facebook/Twitter/Instagram updates, you might find some of the pictures here very familiar. Hence, apologies for the repeat telecast.

After winning 1st prize in the speech competition organised in house by the school, Nyla was selected to compete in 2 national level kind of speech competition.


From young, Nyla has been a very chatty child but I need to use this strength effectively.
I mean, every child is chatty I am sure. Be it at home or school.
But, when it comes to public speaking in front of many unfamilar faces, will you then remain comfortable speaking?
Different kind of ball game altogether.

Beginnings are always hard.
So Nyla had a little bit of difficulty during the initial stages overcoming shyness and all.
Once she got the hang of it, everything went pretty smoothly.
She had to go through numerous practice sessions/workshops...

I'll be lying if I say that member maintain happy and chirpy at all times.
Some days Nyla would be "Woohoo! I am so excited!!!!"
Some days, she would be like "AIYO! SAME THING TO SAY OVER AND OVER AGAIN? BORING LA SEY!"

So, the past few months have been pretty much the hardest for her.
However, E and I never really added pressure to her.
"YOU MUST WIN!" (Dalam hati ada la actually! lol!)

We always tell her this: "Nyla, if you want to win this, you give your best shot. 
You want the prize, you work for it babe. If you're hungry, you'll get it."

Actually, E and I dah standby to give her a present if she does not win.
I mean, for all the efforts put in, how can we not reward our little girl?

For the "I CAN READ" competition held at Harbourfront, Nyla won 2nd place. She got herself $200, complimentary guitar lessons and  I CAN READ vouchers.



The YMCA PESA (Plain English Speaking Awards) competition was the most challenging.

Very stressful too with EIGHT judges during the finals.
E and I were like: Mak Ai! X Factor and American Idol have only 3-4 judges sey.

Salute all the kids!

Nyla did not win the top 3 positions for YMCA PESA.

Being the easygoing and hilarious girl that she is...When the emcee announced the positions for 2nd and 1st runner up, Nyla was confident that her name would be called next. LOL. Ini anak is so kecoh!
"Lucky seh I never stand up Mommy! I thought me seh first."

Upon hearing that, her daddy's heart broke into pieces.
"Mi, we stop sending her for competitions la. I cannot bear to see her disappointed. She's too young to face this disappointment!"

Ya eleh. Daddy kental blachan seh. Apa je!
 Eh hello Dy! There were other kids who did not win too leh!

Like, come on!
Life is really not about winning here.
It is about gaining experiences and that is my sole purpose of allowing Nyla to take part in competitions.
 If she wins, bonus. If not,we still give her a present for being brave out there mah.


Nyla may not win the top 3 positions but last week she brought home 3 certificates after the YMCA PESA award ceremony.

So you've read about the new HDB policies?
Mainly the reduction of loan repayment to 25 years.
Oh and also the implementation of 3 years waiting period for Permanent Residents (PRs) being eligible to buy a resale flat.
Immediate effect somemore.

I personally feel that my sellers are most affected by this policy shift.
Already, they have lost a significant number of potential buyers in the form of the PRs who have not crossed the three-year mark.
That plus the new loan restrictions.
Surely would put a limit on how much potential buyers of their flats would be able to borrow one.

Owells. Like it or not, life goes on.
We will keep on trying.
Government can impose any type of policy but ultimately God is the ONE who wills for your home to sell...or for you to purchase a home.

It's Friday.
The 2 people not looking forward to the weekend are Nyla and E. Lol.
Because they know that they have to support their girl (me la) to go for viewings.
E is especially very mad at me for procrastinating with regards to taking the driving refresher's course.
I went to BBDC liao to register like a month ago?
But just seem to not find the time to commit that 2 hours to practice driving.
If I'm not working, I'll be going for lunches/coffee with gfs or mom. 
Anything but go to BBDC.  
Parah betul la aku ni.
Ok soon soon.
*But I actually enjoy having them with me when I work during the weekends seh*
Sometimes, they (more like Mr E) will say,"Ok we have work to do. We go to the library. You meet us when you're done."
To see this sight after my work is very comforting you know. :)

Alina is right now very busy with her New Paper Face competition so she has sort of taken a back seat.

Anyway, I wanna introduce to you my other team mates.
Basically, we activate one another when we cannot attend to viewings and appointments.

Everytime I go for an appointment, the first question I will ask my sellers will be:
WHY THE NEED TO SELL YOUR CURRENT HOME?
And usually these are the common answers.







Yeap.

I must say that August is the month I take it slow, with the Hari Raya and all.
So the moment Hari Raya mood died down, we managed to close our Teban Gardens.
Alhamdullilah! 


Like any other weekend, tomorrow us 3 will be busy with showings of the current listings.

Then, I used to get very panicky when my listings are taking quite sometime to sell.
"Alamak macam mana ni? Bila seh boleh jual?!!!! Aaaaargh."

But now, I am more relaxed because I have had the enriching experience of  selling homes that have to go through TWO rounds of valuation. Not to mention, burst deals too. But really got to give the credit to my clients for their understanding especially with the current challenging situations.

Napoleon Hill said "Patience, persistence and perspiration make an unbeatable combination for success."

So I believe that with my clients' and my team's patience, persistence and perspiration, if willed by the Almighty, we, in shaa Allah can achieve our aim of selling and purchasing one!

I'm back!

Omg. The feeling of sitting in front of this ancient Fujitsu laptop is so so so so so best.
I really miss typing stuff on this blog and I am sorry if I haven't been blogging enough.
I must apologise if you keep visiting this blog only no find no updates. :(

Well here I am!
Last lap of Ramadan now huh.
Quite tired...Mana harus puasa...kejar ibadah...and cari rezeki.
The lack of rest is showing on my face definitely.



















With Alina who is one of the top 20 TNP New Face Finalists!

Alhamdullilah, my new domestic helper is here.
If you think "Ya eleh, baru anak satu nak kena amik maid. Apa je!", korang shuddup k.
Because 1, aku yang bayar.
And 2, I am, unfortunately, not like those superwomen out there who can juggle work, children, household etc.
With my new helper, Yuanita (nama glam seh), it feels great to return to a spick and span home, no more Mount Kaninabu and I can just chillax with my daughter and husband after a long day at work and just catch up with them.

E: Mi, I got 2 bubur masjids.
Me: Ah ok.
E: Cili padi later you potong...goreng ikan sikit la...
Me: But I'm cooking butter rice and chicken curry seh later.
E: Ya. Go ahead. The buburs are side dishes.

Ok E is hungryyyyy.

As much as I am busy, si Nyla pon step busy jugak with school events.
Alhamdullilah, she made it to the PESA finals which will be after Raya.

Anyway kesian she...During the PESA Semi Finals, there was a mini buffet spread and she was fasting so only her eyes feasted on the food.
What was so funny was when the whole thing was over she said," Mommy, later buka I want noodles and egg sandwiches k."
Yeap, the buffet food. Lol. Kesian.

I didn't bring my mother (Nyla's strongest supporter) along.
I brought her once and man she was so distracting.
When Nyla was on stage, my mother wasn't even looking at Nyla who was speaking on stage la guys.
Her head hung low, she was mumbling.
Me: Mak, you doing what?
Mom: Mak cannot see la. Mak nervous. Nanti boleh nangis. Mak tgh doakan cucu Mak ni. Dengan kali, Mak jangan ikut la Kin. Stress la.

Ok that's it Mother. You're so not coming along anymore.

Since we are talking about my mom, this year, she is my Hari Raya fashion stylist and seamstress. Nyla's too.
I haven't seen what she has sewn but I trust her totally. (tengah sedapkan hati ni. Hehehhe!)
Mom, really praying hard that it will turn out nice! Lol! In shaa Allah!
And I know deep down she is happy  I've been busy with my real estate work so this Ramadan she has no tailoring orders and can focus on her ibadah. Nice.

 
Back to Nyla.
Next week, there is some talent competition and she will be singing Adele's Someone Like You.
This girl...it seems that she is very much inclined to the performing arts.
She hates her current CCA, Volleyball.

Me: But Volleyball is your school's NICHE seh Nyla!
Nyla: I don't even know whats niche and you don't have to explain to me. Pls Mommy. I do not like volleyball!!!!
E: Listen to her Mi. Ok la Nyla. Next week onwards no more volleyball for you. We will write a letter to your teacher.
Nyla: YOU'RE THE BEST DADDY!


Bagus. Yang tulis surat Maknya by the way.

Moving on to property now.

This month, it was mainly follow up work with the current load that I have.
As in settle the buying for my sellers who have sold their homes.
Alhamdullilah 2 clients managed to secure their dream home.

If one client took about 2-3 weekends to finally find their dream home, the other couple fell INSTANTLY in love with this home on their FIRST viewing.

The first one:.....They actually liked one home but it was asking for a ridiculously high COV so that's why I told them to wait it out and 'window shop' somemore. Finally we secured more or less a similar unit with a reasonable COV! Lovely!


The other clients.. (Yup the LOVE AT FIRST SIGHT ONE)

Husband: Ok Nura, this one I like. Offer ok.
Me: Sure or not bro? Baru one house. We still have more homes to view ni later.
Him: Ok we will see other homes but this one I like.

So after viewing 4 homes that day, the husband still could not stop thinking about the first home they viewed.
The wife, who is really a careful kind of person was hesitant because to her, MAK AI, baru 1 hari tengoktengok rumah dah nak beli. So she is concerned.
I understand her concern however I also understand the husband's urgency because the location is good..high floor...price is good...spacious layout (the duludulu kind of layout)

And to see them discuss was like watching a comedy ok.

Husband: Yang, you selalu gini. Nak wait... This house is good la yang. Nanti when you finally make the decision to buy next week, orang lain dah amik!
Wife: Ok I balik dulu la nak solat.

2 hours later the wifey called.

Wife: Nura pls call the agent and load our offer.

Loaded their offer I did. And Alhamdullilah, offer accepted.

Real happy for them.

I also have another baby still with me. 325C Sengkang East Way.
Located on 3rd floor, this 5room intermediate corner unit is seriously looking for new owners of any race/citizen.
Very well maintained. Renovated. If you're a first time buyer, not only will you have to part with LOW COV, my sellers will leave behind their refrigerator... Dining table... Couch...etc. That and no absolute need to install air con because theirs still look new and are working very well!

In short, home and furniture in excellent condition.

Anyway, I went to the office earlier and got a little bit emotional. (I posted the exact pic on FB/Instagram/Twitter)
This is level 7 at Hersing Hub.
About 1.5 years ago, I registered myself as a real estate salesperson here and observed the experienced agents doing their thing.
Like a pro seh satu satu.
In my heart I was wondering if I could make it in this industry...So scary because I came from such a safe profession: teaching.

So many of them here...Will I be able to shine?

And fast forward to now, I'm just like them doing my stuff in the office. Alhamdullilah.
Really in this life, eradicate envy because truly this universe is huge enough for everyone to grow and shine.
If we work hard, do our best and have faith in the Almighty, all will be just fine.
Those of you starting new in whatever journey you're about to embark on, just have faith in yourself and HIM because Allah is our source of  wealth and abundance.
Don't be afraid of naysayers or even competitors for that matter.
Just focus on what you're good at! :)

Ok I have to stop now because Hafiz, a contractor, is coming to take the measurements of my wall.
What am I talking about?
Remember yesterday I posted this on FB/Twitter/Instagram.
Yeap, Hafiz responded swiftly, gave me a fair quotation.
So we are going ahead.
I hope it can be ready before Hari Raya.

Abang Sam= WOW!

Alina, yeah my property sidekick, has been selected to go through the closed door audition for this year's New Paper Face.

So this Saturday, she has to 'battle it out' with other gorgeous babes.

Because I used to be one of the finalists a decade ago (MAK AI ANCIENT TU!), she has been asking me for tips.
And everytime I'll reply her this,"But babe, don't ask me, I'm like so outdated!"

However one thing I know is, if we want something, we need to work hard for it.

Now, even though, she isn't yet a confirmed finalist, preparations must still be done because "Before anything else, preparation is the key to success." (Alexander Graham Bell say one.)

According to Bobby Unsher, success is where preparation and opportunity meet.

Alina has been given the opportunity..now we need to prepare for this Saturday.

Alina is also very blessed to have a troop to help her.
Her mother to send her for facials.
Tina to assist her with the catwalk.
Hajar and myself to help her how to make shine bright like a diamond. (teringat pulak si Bobo tu!)

If there is one person I miss terribly since I have put on the hijab, that person will be my former hairstylist, Abang Sam.
The only way to ubatkan the rindu would be to browse through pictures of Abang Sam's very satisfied customers' hair makeover pictures on Instagram and Facebook.
Really miss his magic man. Kalau la dia Sam..antha..senang kan. Hehehe.

So now that he no longer touches my hair, he touches my heart instead by creating his magic on Nyla

Today, both Abang Sam and I surprised Alina with a hairmakeover session at: Glitz Hairworkz at TripleOne Somerset.
Yeap, that's where Abang Sam is based at. Kalau nak stalk dia, sila lah!

Nice hairstyle but just too safe and boring. Sorry girl! :p
And as usual, Abang Sam did not disappoint.



With this new style, Alina has been transformed totally. From sweet stuff to looking like one professional model already!
So chic and stylo myloz kan.

E just returned from Penang (overseas school trip) last night.
Great to have him back!
Nyla has been sleeping with his unwashed shirt the nights he weren't here.
I am also recovering from my fever/flu and the bad bodyache that came with it.
My mom in law teased me last night.  
"Eh abang baru pergi berapa hari je dah demam."

Since its the school holidays, I try my level best to balance work and family.
Mornings settle work(the admin part).....Afternoons bring Nyla out for some fun...Evenings onwards, the viewings. 

Nyla is so into being mitchy matchy with me now.

Just a few days ago, we had a huge quarrel about the lanyard. 
She is seen wearing the Hello Kitty one and sees it as an insult.

Nyla: How come you never get Preeminent one for me? 
Me: You are a kid what babe. Cute what Hello Kitty.
Nyla: Pls okay. I am already EIGHT years old.


Wah kira dah terror ah.



So my Division Director Raymond kindly gave another Preeminent lanyard.
No more naggings already. Phew.


Me: How come you put that picture?! Who wants to engage a baby seh to sell or buy their homes?
Nyla: It's cute. People like cute babies. So if I use this picture, people will call me up because they cannot tahan.

Many chapters have been closed the past few weeks for my sellers.
New chapters also opened as I assisted a few of them in their buying...

When I represent my sellers, I try my level best to fetch the highest price for them...and then when they wanna buy, I try my very hard to fetch the lowest price for them.
Anyway, at present, I personally feel that we have reached a "Cannot ask for ridiculously HIGH COV" stage.

The past week has been pretty stressful for me. 
I know I am stressed when pimples say hello to my face.
And last week, so many lil 'mount kaninabus'...

For those of you who have been following me on facebook, you all know about the CONTRA case kan.
Contra simply means selling AND buying at the same time. 
Pretty complicated but now that we have experienced and overcome it, ok liao.
(Hopefully I can blog about Contra in detail next time)

Man, so fast its the Weekend!
Saturdays and Sundays are really the toughest days for real estate salespersons. 

I for one will be busy running around among 5 units.

I have also been blessed to have good chemistry with my clients whom I don't push ideas at. Instead they pull themselves in with theirs. Amazing!

June already?!
Half a year passed just like that seh.

I'm abit stressed because I really must make sure Nyla is having her well deserved fun with me during the June holidays.
Today I felt a little guilty.
You see...Every Monday I am attending real estate lessons conducted by my group. As much as I'd like Nyla to tag along, really cannot la. 10am all the way to 4pm somemore.
She spent some quality time with my parents who dropped her off at Choa Chu Kang because Nyla wanted to play with her cousin at his place. Nyla and I really can lepak there for hours. Great time as usual.

Already past midnight and Nyla is still reading her Secret Seven book. Gasak dia la. Tomorrow also no school....She's already at Book 3.So those of you whose children are around Nyla's age, you might wanna give Enid Blyton's Secret Seven series a shot.
