The Excluzif Dual Tone HOODIGANS

The past months I have turned on tremendous bursts of speed for my property work and now I wanna take a break from it all and ....berposing posing la pulak.


When I was very very young, because I am the only daughter, wah my mom really dressed me up.
With the bulu bulu hair bands la....stockings la...dresses...
Now that I am not very very young anymore, my mom is still at it la. Just shows that no matter how old you are, you will always still be your parents' baby one.

Her line will usually be the same: "Kin..Mak baru jahit ni tau. Try sikit. Kalau kau berkenan, pakai la." 

Aisey, obedience and respect towards our mothers very the important duty in Islam hence must go all out to please our mothers so we all have good lives.

My mother for always coming up with ideas like these (semenjak I berhijab, menjadi jadi pulak ideas ye mom!)...for sewing...
And my daughter for taking the pictures....

Today I am blogging for a very special friend. 

We share the same full name. :)

People call me Nura...her Shikin and together we are "Nurashikin"...

The first time I saw her was about 3 years ago at KK Hospital's Delifrance.

She ordered 2 of The Excluzif Toga dresses (1 for herself and the other for her mom)...and continues to support my mother's latest creations till today. :)

We actually chatted for more than an hour there and realised that we have so many things in common.

Over the years, we bonded somemore and today, she treats my family like hers and I treat hers like mine.

Now that my real estate work is very heavy going and that I am maid-less, she never fails to check in during the weekends or school holidays and ask, "Babe, who is handling Nyla? Send her here."

Last time, she supported me in my fashion and book business. 

She has also kindly referred me to her friends and relatives with regards to my property work.

When people do good to you, it is only right that  you repay their kindness. 

And when people do bad to you, you just suck in in (telan je la tu), no need to balas (that will waste alot of energy) and pray that you will never treat others that way. 

An ex-teacher herself (she will be going back to be a flexi adjunct come next week though), a baker, an excellent cook, a mom to four lovely children...Shikin has now become my personal Beauty Consultant. 

Life has it’s own funny way of making you choose to do what you are doing. 

True?

For example, it was a year ago since she bought LD Venus and joined Elken but it is only this year that she is spiraling and going all out to share the awesome products she has tried. 

For one, the El Marino Blanc.  

Since last year, she kept telling me that the targeted actions for this drink is really too good to resist.

I'll just nod my head and say ..."Oh ok.."

Last week, cannot escape this El Marino mafia already.

She bought a set for me and said in a serious tone,"Pls believe me when I say its good. Drink this every morning and night babe. You need this. Even featured on Simply Her Magazine March 2013 babe."

 

And she ran through with me the effects of this drink.

So we wanna feel good going out barefaced or with minimal makeup with our kids under the hot sun.

So I suggest we all take Kin's advice and drink El Marino Blanc la.

 It has been a good start to the week.

Last Monday was the completion for my buyer's condominium.
I tell you ah..

This buyer has got to be the MOST difficult client ever.
He is so demanding, I buay tahan.
Everytime send me sms one.

And if I never reply immediately, he'd call and say, "Pls reply my sms!" and then hang up.
WALANDE.
Wish I could say "Your mother never teach you manners is it?!" but... we share the same mother so cannot. Lol.

My Bah aka the most demanding and difficult client ever.

Even though my job was supposedly done on that Monday, man my "To do list" still keeps going la with this fella.

"Can you collect the keys for me? Thanks sis!"
"Can help bank in the cheque? Thanks sis!"
"Oh don't drop the cheque in the cheque deposit box k. Make sure you queue! Thanks sis!" 

"The items that I don't want...have they been disposed? Can drop by and check? Thanks sis!"

Luckily, near my place seh. So at least not so bad.

Nyla is the happiest.
Of course, no electricity in the house so she really feeling-feeling Ghostbuster last Tuesday night.

Yesterday was my first HDB appointment for my Bedok clients pulak.

Alhamdullilah, a breezy one.
You know, I've heard so many horror stories about cocked up first appointments/completions and bullyish co broke agents la.
I am so thankful that the co broke agents I have sealed the deal with are so so gerek.

It was really a 'tight' day for me yesterday but I am really glad to have Alina by my side.
Every morning she will send me our schedule and she will also block the timings for prayers and makan.
This is an example.

Tina is also grooming her to be a model and Alina just secured a modelling 'contract' with a clothing company. Steady.
Love to hear people's successes!

Yesterday we also managed to sign 2 exclusives.
Rental of whole unit at Woodlands.
Winks at Lia who will be leaving for Umrah with her hubby today. May you both have a safe journey there and back. Amin. :)

The moment I uploaded this listing on Property Guru yesterday, I received a call requesting to view. Fast game.
Another exclusive is for the sale of a 4rm at Kang Ching Road.
Will upload once I have settled the bank loan part for these clients who intend to buy after they sell. :)

Another fast game is the valuation which was done yesterday at Marsiling Rise.
I checked my email today and the valuation report is in liao!

Marvelous Monday

I have decided that Monday be an off day for me to recharge my batteries after a week of tuition, appointments and viewings.

However, thing is... in this real estate profession, everything will be looking good and that there will be no appointments scheduled in the next few days..and I figure that no one will be calling and that I can take the day off and not do any work..and then WHAM BAM a call comes in.

"Hi Nura! Can co-broke your _____? Can we arrange for viewing this evening? Thanks!"

Where can answer,"Eh cannot, today is my off day leh. Tomorrow can?" right?

I can always bluff and say,"Owners cannot make it tonight. Sorry."

But that would mean that I'm closing the door on my client's (and mine too) opportunity to sell their unit.

Well....I am just thankful that I am able to block my weekday mornings so that I can spend time with Nyla before she leaves for school.
Every time I start my work, I take comfort in knowing that I have spent a solid 2-3 hours with her earlier. :)

She is still in love with her classmate. E and I have to put up with her stories everyday. Even though we will roll our eyes in front of her, she will continue and say, "And then ah... "

Last Saturday while I was teaching tuition, E brought her out for breakfast.
She was rocking her chair and of course, fell backwards and her drink spilt onto her face.
So imagine my shock when she came back with wet hair.

E: Your girl fell. And you know what's the first thing she said?
Me: What?
E: "Phew! Lucky Kosei not here. Paiseh seh me."

Fall down also can think of boyfriend.
Parah la.

Anyway, Marvelous Monday you alls. :)

SONGKET

I could have come up with this entry last night but after my viewing ended in the evening, the 3 of us decided to catch Ah Boys to Men Part 2. We only reached home at 11 p.m. And Nyla one kind one. She will only go to bed if I do. So usually to make her sleep early, I would have to pretend to sleep. If I stay up, she will also tahan no matter how sleepy she is.
Anyway we loved the movie!
 Nyla teared at the end of the show.
"Mommy funny feeling la. Don't know how to describe this."
Me: You just feel touched babe.


Still at the topic of 'touched'....

I should be getting ready.
Today is my ol man's birthday. Family will be having breakfast instead. Sometimes I feel bad for causing inconvenience to them by following my schedule..... but to have them say, "No la we don't plan dinner, in case this Kin has viewing or appointment at night," before we plan a gathering is very touching.

Blessing in disguise

Nearly 3 a.m. and I am wide awake no thanks to the 2 glasses of coffee I consumed earlier.
Now that the Chinese New Year holidays are over, property work is really on full swing mode.
Thanks Tina for lending us your car to run our errands just now and also for tomorrow.

The long weekend was such a relaxing one and I spent quality and quantity time with my loved ones.

Anyway last week was quite a roller coaster ride for me and Alina.
We were both in super duper good moods when we managed to negotiate the right price for our buyers who were keen on this particular home.
That and the coming CNY for Alina. 
So member really Raya mood abis la.

Now these clients of ours....
They cannot take HDB loan liao. Bank loan it is for them.
Before we embarked on a house hunt, I made sure that they get AIP (Approval in Principle) for their home loan.
Basically a guarantee that the bank will extend you the loan when you need it...

I really need to make sure that I avoid problems for my clients.
If we know the exact amount of our home loan, we can develop a realistic budget. :)
Knowing the loan size also will help to narrow our choices hence getting a clear idea of what we can and cannot afford.
That and plus, my clients will have a peace of mind knowing that if they like a place, it is highly possible they can buy it because bank gives them green light.

Ok so AIP done and the banker assured us that his bank will grant my clients a loan of 157K.

So when we viewed the house that they liked, it was a perfect fit.
Within our budget.
OTP signed!

Yabadabadooooo!ArrribaArribaaaa!
Shortlived though.

Then the dreaded phonecall arrived when the bank was in the midst of preparing the LO.(Letter of Offer)
(Now there is a possibility that the bank may lend you that maximum amount (in my client's case, 157K), or it may lend you a lot less.)

Banker: Nura, got problem.

Me: U bluff right bro? 

Banker: I wish la sister. We cannot give your client loan of 157K. Only 126K. Can?

Me: HUH?! Thats a big drop la! Of course cannot! Like that they need to dip into their cash proceeds to top up. Then how to do renovation works for their new house seh? I already do calculations based on 157K seh bro.

Banker: Really sis. 126K is our best.

Me: WAILING. BRO PLS LA! TRY LA UP SOMEMORE! NEW YEAR COMING seh. (I know, no connection right? lol!)

Banker: I try. Will get back to you.

'Will get back to you" means I must wait.
Waiting is really a very painful process.
STRESSED when spelt backwards is DESSERTS.

Yup Alina and I had just that.
I didn't even have mood to dress up k on that day.
Wore instant tudung to J Cube.  No mood to also wear contact lens pon, what more mascara.

Alina: Nura, you look like Makcik sia.

Then after having 2 scoops of ice cream, I gathered the courage to call my client and inform him of this rather unpleasant news. Must update mah.
He was surprisingly calm and told me to re-do my calculations based on the lowered approved amount.
But his wife was exactly like me.
Turned into kancheong spider.
Everytime she called me, my heart beat very fast sey.

At last banker called.

Banker: Nura, ok this other bank can probably match the initial 157K. I will pass your number to this banker ok.

Me: THANK YOU! Yes please.

Then the new banker called.

New Banker: Hey Nura! Ok I have good news. Looking at your client's healthy credit situation, not only can we match leh...can grant him an even higher amount than 157K... You want me to try?

This is really something totally unexpected.
Such a pleasant surprise.

This also means that my clients' cash proceeds will increase.
More cash for them in their pockets. Nice!
Boleh la sang suami beli prada bag for si isteri.... Heheheheh.


Me: OF COURSE SEY bro! Yes pls do try!
New Banker: Ok you don't tell them this first.

Just like that, total change with regards to my emotions. From so heartbroken to so hopeful.

And the most anticipated phone call arrived.

New Banker: Nura, go tell your clients these good news. Instead of 157K, Loan of 170K approved! (This means my clients have more bonus money in hand!)

Me: I LOVE YOU BRO.

New Banker: Ok relax Nura.  (Jual mahal pulak dekni :p)

All praises to Allah.
